1. Size. How many squares of roofing do you have?
Like most construction projects, the price of the project directly relates to the approximate square footage of the roof itself. Roofing companies base size on what’s referred to as a “square” in the roofing industry. One roofing square is equal to 100 square feet. Most bids you will see from roofers will come priced by the square.
2. Pitch. How steep is your roof?
A roof’s pitch is a big factor when it comes to the bid price. This is because the greater the pitch of your roof – the harder it is to install the roof. Typically, anything above a 8/12 pitch will be considered as steep and this generally involves more safety set up and more labor which will drive up the price of the roofing quote.
3. Layers. How many layers do you have? And what kind of roof is being torn off?
Roof “tear-offs” as we refer to them in the roofing industry describes the strenuous process of tearing off your current shingles. This is a big expense in roofing as it is labor-intensive and dump fees can be quite costly. Also, depending on what kind of roof is being torn off, it may take longer than standard shingles and weigh more which can be factored into the bid.

6. Access. Is your roof easy to access?
Access is critical for the roofing contractor and can be a major factor in play when pricing the job. If you home has limited access for equipment, roof access, and debris removal, there may be additional costs associated due to additional labor and other job-specific equipment needed to properly handle the job.
7. Warranty. What kind of warranty are you getting with your new roof installation?
There should always be a workmanship warranty included in your roofing quote and also, depending on the shingle and manufacturer you choose, the job price will also include a warranty from the manufacturer. Some warranties are included and others are additional and have additional benefits should you ever need to use the warranty for your roof.
8. Details. Finishing details?
This may come up if you have anything additional which needs to be replaced. For instance, there may be some soffit or facia which needs to be replaced that may be easier for the roofer to fix while he’s already on the job. Additional woodwork, sealants, or flashings could all play a role in the cost as well.
